North York is two different jobs depending on which street you are on.

There are the original 1950s and 60s bungalows, still on their first or second set of windows. And then there are the custom rebuilds that went up beside them in the last fifteen years, where the windows are newer but were often the place the builder saved money.

The older homes

Same story as most of the post war GTA. Original aluminum or wood, single or early double glazing, frames that sweat in winter and let the heat out all season. On these the win is real and you feel it the first cold week.

The rebuilds nobody expects to have problems

This surprises people. A house built in 2012 can have worse windows than the bungalow it replaced. Builder grade units get chosen on price, and on a big custom home with a lot of glass that adds up fast for the builder and costs you for twenty years. If your house is newer and still feels drafty by the windows, that is worth looking at rather than assuming it cannot be them.

Don Mills and the planned streets

Don Mills was Canada first planned suburb and a lot of it still reads that way. Consistent street fronts, similar homes, original proportions. When you replace windows on a street like that, keeping the sight lines right matters. A window that is technically fine but visually wrong makes the whole front look off.
