Richmond Hill is really two jobs depending on where you are standing.

Around Mill Pond and the old Yonge Street village you have genuinely old houses, some of them well over a century. Push north to Oak Ridges and Jefferson, or east into Rouge Woods and Bayview Hill, and you are in subdivisions from the nineties and two thousands. Completely different work.

The older village homes

Settled frames, openings that are no longer square, and previous renovations that were done to different standards over the years. On these I measure everything individually and I expect surprises once the old unit comes out. That is normal. What matters is that whoever is doing the job has seen it before and is not improvising in your living room.

The subdivision homes

These are hitting the age where the original builder windows fail. Twenty to thirty years is the window. The first sign is usually fog between the panes on the south and west sides, because those took the most sun. People assume the whole house needs doing at once. Often it does not. The sunny elevations go first.

Oak Ridges and the higher ground

It is noticeably more exposed up there and homes catch more wind. That does not change what window you need as much as it changes how carefully the outside has to be sealed and finished.
