This is home base for me. My business is registered in Concord and most weeks I am somewhere in Vaughan, Woodbridge, Maple or Kleinburg.

Most of Vaughan went up between the late eighties and the mid two thousands. Big houses, big window openings, and a lot of them are still sitting on the original builder windows. Twenty five years is about where those give up. The seal between the panes breaks down and you get fog on the inside of the glass that no cleaning will touch. That is not dirt. That is the window telling you it is finished.

The arched windows nobody quotes properly

The other thing I see constantly out here is the arched window over the front entry. Builders loved them in Vaughan. They are also the ones most companies get wrong, because a real arch has to be measured and built to the actual opening. Ordering something close and packing out the gap with foam and trim is how you end up with a draft over your front door and a line of caulking that cracks in two winters.

What I usually end up replacing here

Casements and awnings on the main floor, sliders in the bedrooms, and the big fixed picture windows across the front. Front entry doors take a beating in this area too. A lot of them face west and have taken full afternoon sun for twenty years. You can see it in the finish before you even touch the door.

Why I keep talking about the install

The product matters, but the installation is what really makes the difference long term. A good window put in badly will leak air, sweat in January and fail early, and the manufacturer will not cover any of that because none of it is the window. I have been called in to fix other people work often enough to know exactly how it happens.

I came up as an installer before I ever sold anything. That is the part I actually care about. Everything goes through me.
